How Home Reports Shape Scottish Offers

Understand what Scotland’s Home Report includes, how its valuation fits into an offer and what buyers and sellers should consider.

A Scottish Home Report gives buyers an early view of a property’s condition, energy information and valuation. It brings together a Single Survey and valuation, a Property Questionnaire completed by the seller, and an Energy Report. Buyers generally ask their solicitor to note interest and submit an offer on their behalf. If several parties note interest, the seller may set a closing date for offers.

The Home Report valuation is a reference point, not a guarantee of the final sale price. The offer a property receives can also reflect its condition, buyer interest and local knowledge. We share an example of a home that attracted 17 viewings and sold for £35,000 above its Home Report valuation. That result relates to one specific sale and is not a promise of what another property will achieve.

We find that speaking with buyers after viewings and sharing their feedback with the seller can help everyone understand how interest is developing. Buyers should consider the report as a whole, including the property’s condition, and think carefully about what they can comfortably offer. Anyone considering an offer above the valuation should speak with their mortgage adviser or solicitor about funding and next steps. A Home Report valuation does not guarantee what a lender will provide.

For sellers, the report is an important reference point, while preparation and presentation still matter. Speaking with an agent early can leave time to plan repairs, decluttering, photography and timing rather than rushing to market.
